Description
The University of North Carolina at Chapel Hill (the University) is soliciting submittals from firms interested in providing development advisory services to support the University’s Real Estate & Campus Enterprises team, which includes Carolina Housing, with upcoming capital projects. To address increasing enrollment and the need to expand existing student housing stock, the University seeks to build both new graduate and undergraduate residence halls on its Carolina North campus, located approximately 1.5 miles north of the main campus. The University anticipates the undergraduate apartment-style building should accommodate at least 500 beds targeted to upper class students (juniors and seniors), while the graduate apartment-style building should accommodate approximately 1,000 graduate students. The target delivery date for both projects is July 2029. The University is seeking an advisor to assist with the analysis and implementation of these residential projects through alternative delivery methods. The selected development advisor will engage with the Real Estate & Campus Enterprises team, including Carolina Housing, as well as various stakeholders from UNC Facilities, Finance, Treasury and the Administration throughout the entirety of the project. The University recently engaged with the SmithGroup to update the Carolina North master plan, which will include site identification for student housing. The initial concept plan is expected to be completed by mid-summer 2025. There are several key drivers shaping the Carolina North master plan: • Enrollment Growth: Potential enrollment growth of 5,000 undergraduate students over the next ten years will drive the need for additional student housing and campus services. • Academic Program Growth: Expanding and introducing new academic programs will necessitate not only increased space but also the potential need for dedicated facilities. • Athletics: Pending a Basketball Arena Study report’s final findings, the potential for new athletics facilities would drive growth, energy, and opportunities for development that would redefine our engagement with the region. • Commercial Mixed-Use Development: University growth will drive the need for commercially viable mixed-use development, whether constructed by UNC-CH or owned and operated by third parties through a ground lease. • Affordable and Market Housing: Development of affordable and market rate housing for faculty and staff and the broader community.
